The Client
A property agency drowning in low-quality leads
Our client is a Singapore real estate agency focused on private residential sales. They generated plenty of leads, but most were unqualified — tyre-kickers and window-shoppers — leaving agents wasting hours chasing buyers who would never transact. For a property agency, lead quality matters far more than lead volume. Agents have limited hours, and private-residential sales involve long, high-trust conversations — so every hour spent on a window-shopper who was never going to transact is an hour stolen from a serious buyer. The agency’s advertising generated plenty of enquiries, which looked healthy on a dashboard, but the funnel drew no distinction between someone ready to view and buy and someone idly browsing listings on a lunch break. The result was an expensive, demoralising grind: agents chasing raw volume, conversion rates stuck flat, and genuine buyers receiving the same slow, generic response as the tyre-kickers. Worse, because unqualified leads consumed so much follow-up time, the truly valuable enquiries were often the ones that slipped through — the agency was effectively paying to bury its best prospects under its worst. What it needed was not more leads, but better ones: a way to separate real intent from idle curiosity before a lead ever reached an agent’s desk.

The Challenge
Plenty of leads, too few real buyers
Three problems were flooding the pipeline with the wrong people.
Problem 01
Untargeted lead ads
Broad campaigns optimised for cheap leads attracted casual browsers rather than ready, financed buyers.
Problem 02
No qualification step
Every enquiry hit the agents directly, with nothing to filter intent, budget or timeline.
Problem 03
Generic landing pages
One-size-fits-all pages spoke to no one, so serious buyers had little reason to engage.
Our Strategy
Fewer, better leads — same budget
We re-pointed the same ad budget at quality, adding qualification so agents only spoke to serious buyers.
Quality-optimised campaigns
Shifted bidding and targeting toward high-intent buyer audiences and specific project and segment keywords.
Built-in lead qualification
Added budget, timeline and intent questions to the enquiry flow so unqualified leads were filtered before reaching agents. The questions were framed to feel like helpful matchmaking rather than a barrier, so genuine buyers were happy to answer while casual browsers quietly self-selected out.
Project-specific landing pages
Created tailored pages per development and buyer segment, with the details serious buyers actually want. For a related example, see our lead generation case study.
The Results
Measurable outcomes that changed the business
Agents went from chasing everyone to working a pipeline of genuinely qualified buyers — without spending an extra dollar on ads. The shift was as much about agent productivity as marketing. By adding budget, timeline and intent questions to the enquiry flow, we filtered out the window-shoppers up front; and by building tailored pages for each development and buyer segment — with the floorplans, pricing context and specifics serious buyers actually look for — we attracted better-fit enquiries in the first place. The combined effect was a 140% increase in qualified buyer leads on exactly the same ad budget: not a dollar more spend, simply far less waste. Agents stopped burning hours on dead-end enquiries and started working a pipeline of people genuinely ready to transact, which lifted close rates, shortened sales cycles and changed the daily experience of the job — clear proof that for a high-value, consultative sale, qualifying harder at the top of the funnel beats pouring in raw volume. For the agency, the real win was predictability: with a cleaner pipeline, partners could forecast transactions more accurately and deploy their best agents against the leads most likely to close, instead of spreading effort thin across a noisy, low-intent list.

Ad spend held flat — gains came from quality, not budget.
